PDPM offer a comprehensive property management service that can be tailored to suit your needs.

Typically we offer:

  • New tenant screening, approval and management.

  • Rent collection monitored daily to ensure that any late payments are quickly identified and the appropriate follow up action taken. This may include Mediation or Tenancy Tribunal Hearings if necessary.

  • Allocation of your rent revenue to you on the 1st business day of the next month or fortnightly if necessary.

  • Regular four monthly Property Inspections are carried out at no extra charge. Firstly to make sure the tenants are looking after the property and secondly as a routine maintenance check. Inspections are also carried out at any other time that it may be considered necessary i.e. tenancy problems or inspection of repairs.

  • “State of the Art” management software providing monthly/ yearly financial reporting.

  • Payment of regular disbursements such as repairs, rates and insurance with no loading charges.

  • Property investment advice at no charge.

  • Advice on financing your property investment at no charge.

  • A full property maintenance service at competitive rates. Including fencing, decking, building alterations, painting, water blasting, garden maintenance. Ask us for a no obligation quotation.

  • When it is appropriate we will advise on and recommend rent reviews.

  • If any services affecting the interior operation of the premises fail we will engage competitive tradesmen to remedy the problem.

  • We use professional and trusted trades people for all work, however, there is also the facility to use specified tradesmen.  If required we can often pay these accounts on your behalf out of rents received.

  • If you are overseas we can pay all service accounts on your behalf i.e. final power or telephone, rates and insurance's at no additional charge.

  • Fees range between 7.5 and 8.0% of rental income plus GST.

  • Commission is paid on rent collected only and not on other expenses or charges which are paid on your behalf.
