what does it cost
for property direct to manage my property? |

Our management fee is charged only
on rent collected. The fees range from 7.5% to 8% of the
rental income plus GST, and we don't charge an added fee for
general maintenance done on the property.
Property Direct collects the rent
throughout the month for you and then transfers the money into your account on
the first business day of each month. |

how does property
direct screen potential tenants? |

If a tenant wants to move into a
property managed by Property Direct they must fill out a
detailed application form, pass a credit
check, provide 2 forms of ID and at least one good reference
from either a current employer, past landlord or reliable character reference. They must also pay their first
weeks rent and four weeks worth of bond in advance. |

what happens if a tenant misses
their rent payment? |
|
As soon as we find a missed
payment we contact the tenant by phone and try and get things
sorted with them. If a satisfactory arrangement is not in place
and adhered to we send a '10 day notice'. When this time is
lapsed an application to Tenancy Services is made. PDPM would
also be trying to make contact again with the tenant to enforce
the agreement. Tenancy Services now provide for telephone
mediation which speeds up the process and normally we can have
an arrangement agreed to and enforced by tenancy services within a
week of application. This agreement normally requires the full
rent payment plus a portion of the arrears to be maintained or we can evict the
tenant after 7 days and hand outstanding payment collection to
the courts. |

how often will my property be
inspected? |
|
Most properties we manage are
inspected on a 4 monthly basis and a comprehensive report of all
maintenance issues is filled out. If there are issues requiring
attention these are reported to the landlord and a
programme of rectification agreed. However, there is
no limit to how often you may inspect the property provided
you give the tenant 48hrs notice. |

what happens if a
tenant wants to move out? |
|
If a tenant wants to move out they
are bound by the Residential Tenancies Act and must give 21 days
written notice, and pay up until this date. Once Property
Direct is informed of their intentions, we will contact the landlord and
discuss a marketing plan to let the property or use the vacancy
to deal with outstanding maintenance. |

what if I want the tenant to move
out? |
|
There are a number of ways you can
ask a tenant to leave.
If you decide to sell
the property:
We will send a letter to the
tenant telling
them of your intentions. Property Direct will
discuss with the tenant suitable access for potential buyers. If
the property is sold and the buyer requires vacant possession,
the tenant will be given 42 days written notice. If they decide to leave
earlier they are bound by the Residential Tenancies Act to give
21 days written notice to the landlord.
If you want to move back
in:
We must give the tenant 42 days written
notice. If they decide to leave earlier they are bound by the
Residential Tenancies Act to provide 21 days written notice to
the landlord.
If you want to end the tenancy:
We must give the tenant 90 days written
notice to vacate the property. If they decide to leave earlier
they are bound by the Residential Tenancies Act to provide 21
days written notice to the landlord. |
