seen a property you like?

Once you have seen a property on our website or in the newspaper you would like to rent you will need to contact us to organise a viewing time.

If you view the property and want to go further the next step is to fill in one of our Tenancy Application Form.  You will need to provide us with a form of ID and at least one reliable reference; we will also carry our a credit check on you.

my applications been accepted! now what?

Congratulations!  You now need to organise getting us the bond money and first weeks rent as soon as possible. 

We will then discuss with you the date you will move in and when your next rent payment will be due.  We will give you an AP Form so that you can set up an AP through your bank.

Keys

You will need to pick up a set of keys from Property Direct before moving day.  A duplicate key to all properties is also retained by us for emergency access. However it is recommended that you organise a spare key should you accidentally lock yourself out, as we charge a callout fee for opening doors for tenants who have locked themselves out.

Electricity, Gas and Telephone


The tenant is responsible for all charges relating to electricity, gas, telephone, and replacement light bulbs. It is each tenants’ responsibility to have the appropriate account placed in their name(s) and then to arrange to have a meter reading prior to moving in or vacating the premises. If a tenant does not contact the electricity company and/or gas company within two weeks of the start of their tenancy the supply to the property may be disconnected and the tenant is liable for any re-connection fee.

what happens with my bond? and what is it for?

Once we receive your bond we transfer it to the Bond Centre in Porirua.  They will then send an acknowledgement form to you confirming the bond amount held in your name.

The bond is held as a security against any damage or undue wear and tear that may be caused to the property during a tenancy.  When a tenancy ends a final inspection will be conducted.  If there is any damage done to the property the cost of any repairs will be deducted from the bond money.  Any outstanding rent due will also be deducted before the remainder is transferred back to you.

what do i do if something isn't working?

It is not uncommon to move into a new rental and find some items that don't work properly.  If you experience this please contact us and we will attend to it as promptly as possible, however, it is often necessary to obtain the Landlord’s approval and/or quotes before any work can commence, so unfortunately a delay is sometimes unavoidable.
