how do i view a
property i am interested in? |

Please contact our staff
via the email address shown on every property listed to rent
with
your full name, age, occupation, who the tenants will be and
your contact details etc. We will organise a viewing time and
email or txt you back with the details. |

how much do i have to pay to move into a property? |
|
To move into one of our properties
you will need to pay a Key Deposit (equivalent of one weeks
rent) when you sign the Tenancy Agreement. Before the keys
are are handed over to you you will need to pay the
equivalent of 4 weeks
rent for bond.
Property Direct do not charge a
Letting Fee. |

do i need insurance? |
|
It is highly recommended.
The landlords insurance will not cover your contents and
personal possessions. |

what will property
direct do if i don't pay my rent? |

Property Direct will contact you
to find out what the problem is.
If the rent is still not paid
after 2 days, we will issue you with a 10 day notice. This gives
you another opportunity to correct the missed payment/s.
If you have still not paid the
rent owing by the end of the 10 day period, a mediation or hearing will be scheduled through
Tenancy Services. This will result in the rent owed to be paid
over a suitable period and/or
the tenancy terminated. |

if i want to move
out, how much notice do i have to give? |

21 days written notice. You are
bound by the Residential Tenancies Act to pay rent up until this
date - the only exception being if the property can be
re-tenanted beforehand. The landlord cannot double charge rent
on a property. |

can i be asked to leave the
property? |

There are a number of reasons why
you could be asked to leave the property.
If the owner decides to sell
the property:
You will be sent a letter telling
you of the owner's intentions. Property Direct will
discuss with you suitable access for potential buyers. If
the property is sold and the buyer requires vacant possession,
you will be given 42 days written notice. If you decide to leave
earlier you are bound by the Residential Tenancies Act to give
21 days written notice to the landlord and pay rent up to the
date you vacate the property.
The owners want to move back
in:

tenancy:

how often will the property i am renting be inspected? |

Most properties we manage are
inspected on a 4 monthly basis and a comprehensive report of all
maintenance issues sent to the landlord. However, there is
no limit to how often a landlord may inspect a property provided
they give you 48hrs notice prior to the inspection. |

how often can my rent be increased? |
|
Under the Residential Tenancies
Act rent can not be increased more then once every 180 days, and
the landlord must give the tenant 60 days written notice of the
increase. |
