how do i view a property i am interested in?

how much do i have to pay to move into a property?

     
 

To move into one of our properties you will need to pay the equivalent of 4 weeks rent for bond and your first weeks rent when you sign the Tenancy Agreement. 

   
         
 

do i need insurance?

     
 

It is highly recommended.  The landlords insurance will not cover your contents and personal possessions and if you were to cause any damage to the property the owners insurance company would often come after you directly to refund the costs if you don't have personal insurance.

   
         
 

what will property direct do if i don't pay my rent?

     
 

Property Direct will contact you to find out what the problem is.

If the rent is still not paid after 2 days, we will issue you with a 14 day breach notice. This gives you another opportunity to correct the missed payment/s.

If you have still not paid the rent owing towards the end of the 14 day period, a mediation or hearing will be scheduled through Tenancy Services. This will result in the rent owed to be paid off over a suitable period and/or the tenancy terminated.

   
         
 

if i want to move out, how much notice do i have to give?

     
 

If you are on a periodic tenancy you must give at least 21 days written notice. You are bound by the Residential Tenancies Act to pay rent up until this date - the only exception being if the property can be re-tenanted beforehand. The landlord cannot double charge rent on a property.

If you are on a fixed term tenancy you are responsible for rent until the end of this fixed term date.

   
         
 

can i be asked to leave the property?

     
 

There are a number of reasons why you could be asked to leave the property.

If the owner decides to sell the property:

You will be sent a letter telling you of the owner's intentions.  Property Direct will discuss with you suitable access for potential buyers.  If the property is sold and the buyer requires vacant possession, you will be given 42 days written notice. If you decide to leave earlier you are bound by the Residential Tenancies Act to give 21 days written notice to the landlord and pay rent up to the date you vacate the property.

The owners or their family want to move back in:

They must give you 42 days written notice. If you decide to leave earlier you are bound by the Residential Tenancies Act to provide 21 days written notice to the landlord and pay rent up to the date you vacate the property.

The owner wants to end your tenancy:

They must give you 90 days written notice to vacate the property. If you decide to leave earlier you are bound by the Residential Tenancies Act to provide 21 days written notice to the landlord and pay rent up to the date you vacate the property.

   
 

 

     
 

how often will the property i am renting be inspected?

       
 

Most properties we manage are inspected on a 4 monthly basis and a comprehensive report of all maintenance issues sent to the landlord. However, there is no limit to how often a landlord may inspect a property provided they give you 48hrs notice prior to the inspection. 

     
           
 

how often can my rent be increased?

       
 

Under the Residential Tenancies Act rent can not be increased more then once every 180 days, and the landlord must give the tenant 60 days written notice of the increase.
